I used to monitor a few specific stocks and place limit buy orders at the prior weeks low point. so if last weeks low was $2.20 and high was $2.35 then I placed the buy limit at $2.23 so as soon as the stock price reached that low my buy order would initiate. this was a waiting game but as soon as the buy initiated I would then place a sell limit at say $2.30 pocketing 3% earned on the investment minus the 2 $9.95 transaction costs. when playing with 30k this was decent money.

Vacancy - Rent rate and occupancy rate go hand-in-hand - monitor REVPAR per weekday/weekend/month to really know how you're doingutilities including wifi and surveillance - ideally with remote monitoring and locked in at reasonable temps, smoking/noise/party detectors perishable supplies (paper, coffee, soaps, etc.), linens (towels, sheets, comforters - they need to be thrown out every 3-12 months), Lawn care - not just mow and blow, but garden beds tooPest control - 80/qtr furniture - it doesn't last forever.Maintenance - normal + changing light bulbs, fixing furniture, loose doorknobs, etc.Administrative software - dynamic pricing engine, guest communication system Hosting fees - this is not a passive model.

When we purchased the property two months ago the inspector had noted water marks in this area but said the readings were all dry and to monitor for leaks coming from plumbing from another unit’s second floor.
