Worst case scenario, the ship or squadron deploys soon, the command cares about the mission and not you getting the $1,500 of missed rent, chocks are pulled, and that tenant is gone for at least 6 months.I'm certainly not saying all Navy tenants are this way or that the above scenario is at all likely, just giving you more information to use if you're looking at investing near a Navy base.

Yet I am fearful of investing out of state due to lack of control.I plan to attend a few of the local REI meetings, and perhaps will bump into a few of you.The big WHY:  Every year I travel to different third world countries doing medical mission work, serving some of the most needy people in the world with my church friends and with my favorite charity organization, promise child.

Much of our success as due to my wife's great bookkeeping and tenant management - we have been able to survive this nutty business - it's been good.Here are some ideas and concepts that may want to explore:Understand Values - look at as many properties in a given area as you can, 20-50 - it's call the 50 house rule - make no offers - your mission is to understand values, price per sq ft. and understand the culture of sellers, agents and values.

I currently reside in North County SD, and although I am open at looking at areas up here (San Marcos/Oceanside), I would prefer to find my way more south into areas like Mira Mesa to Mission Valley.
