I like to see the population migrations, jobs, and income. 

GDP growth -> job growth -> in migration -> people growth (not height, population) -> price increases -> rent increases Don’t have to be a Scientologist to see it coming.

That isn't to say the PRICE of SFR will go down, although it might due to the tenants and problems that come with apartments, but it might make your margins a little tighter.I do not know the net migration patterns for Orlando and the driving economic force, and even if I did (or anyone did) you are really just making an educated guess one way or another.

A lot of people I grew up with have migrated to Charlton but I don't know the rental market there if there is one.I met some people at a Black Diamond event that invest in Leominster but I have never gone there much.

Where is the in-migration?  

Experienced and savvy sponsors will typically migrate over time to wanting to be independent, raising their own capital and then carving out their own destiny.  

Tons of development and all of the "cool" spots are migrating to this area, especially as downtown and Rainey get the soul drained out of them by generic high-rises.
