Mid May I wholesaled my first deal and end of May I closed on a 4 plex that underwent rehab and almost fully rented.

How can I effectively rent out rooms for mid-term durations or even secure a 6 month lease?

My deal details below.Location: Midwest, mid-size town with a number big and small companies, hospital, heavy summer tourism.

I never ran the math.. but one thing I do think is a 27k little rental in the mid west probably would not have made us that much money in cash flow and appreciation over the same hold period and we just mowed it about every 3 years ..

It seems that you plan to use it as an investment, so will you do a Short Term, Mid-Term or Long Term rental?  

Next to what @Mike Lambert is saying, you could try investing in strategies that bring higher yields such as room rentals or use the mid-term temporada contracts so you also avoid the rental caps.By the way, as an investor you would most likely want to avoid the premium zones because you know that the yields are lower there.

Tons of decrepit houses in WeHo, Melrose area, mid wilshire etc with ramps in front that have elderly inhabitants.

I don't find a lot of Montanans; I'm interested in building a great team so I can begin wholesaling and finding short- and mid-term rentals in both Montana and Arizona!

Another option I would look at in the Worcester area is maybe a multi family or a rent by the room house situation that you can do mid term rentals out of.
