Here in Chicago, you should expect a range from $200-$275/SF, depending on the location, experience, labor, and material finish level.Are you in a position where you already own some land, or what is your current situation?

You'll get people here telling you all their voucher tenants are stellar, nice, kind, caring people with bad circumstances and are the most respectful tenants ever. 

I don't believe anyone can look at how forests are managed and come to the conclusion it must be global warming. 

I read your post and it looks like you want a partner but it wasn't very clear exactly what you want or what you're looking for.

It is aweome living in Idaho, and sounds like you have had a lot of great memories and experiences here.

More and more I see buyers look online, drive out to the house, and then while sitting in front of the house, CALL. 

build it instead of buying it. especially in the 5-50 range you are going to get garbage that's 80-120 years old in c neighborhoods. i can find land in almost any zip code and make the numbers work in columbus. or partner on a project locally. just my 2 cents but build to rent is much stronger right now in my opinion in columbus than buying existing assets
