I don't know how others who invest remotely have built their contacts and knowledge.

With the equity built since 2020, I am trying to determine the best way to route it through BRRRR and begin snowballing my portfolio/capital availability.

I have remodeled the unit completely prior to putting it to rent, including addressing pre-movein readiness checklist I was given by RL after they walked through the unit (small list of punch items like toilet paper holder, cleaning unit, door stopper etc.).

I look at every single item in the pro forma and imagine that it is complete BS, and see if I can challenge it.

I attended a few meetups and, over time, built relationships with folks interseted in short-term investments.

A built in safety net if you will.THIS is great advice.

I expect you are aware of various mistakes without the need for them to be itemized and will do better next time.  

I have a house in Conroe Texas I am selling and in contract for 190,000 with multiple offers and the appraiser came in at 168,000 using comps from 1973 (Subject is built in 1999) and the comps need a complete remodel as mine was remodeled 5 years ago.

Over time, they’ve built a solid portfolio of properties that not only cash flow but appreciate significantly.

I agree with Jonathan--most of these items will take place once you are under contract.
