I have been reading through the legal jargon and have mainly interpreted information regarding being licensed to conduct business in real estate.Anyway, I would like to pick the brains of you savvy Oregon investors, because I'm the type to not get discouraged by limitations, but rather to find solutions to make things work.

Unfortunately, especially here in Maryland, you can know the law but you don't know how a court will interpret and apply that law.

Forum writing leaves a lot open for interpretation sometimes so I may have it wrong but it sounds like your pride wont let you admit that you bought the property wrong.Then you want to go on and launch a headlong assault on wholesalers and how they are tainting the business?

It would occur to me that with more risk and less collateral (again depreciating versus appreciating) mobile homes should be purchased for much more of a discount than real estate, i.e. 30% to 50% or 60% of value.So for that interjection, please forgive me if I interpreted your "15% discount" to mean something other than buying for 85% of value.

I think they are telling you what their interpretation of those clauses is even though that may not be the legal interpretation from court standing ect.

If an LLC etc. then you need to show you are the attorney representing the LLC, or the property management company, or a member of the LLC so the judge knows you have the authority to discuss the case on the plaintiffs behalf.Every court system has it's own little ways of doing things and interpreting provisions of the laws etc.

The recent legislation on ADUs has muddied the waters, and the local city planning committee seems to be interpreting it differently than what other municipalities have published.
