If you are new, I would highly recommend that you start with going to some REIA meetings and meetups with other investors in your area.  

The Regulations clearly state how to treat a property that meets various definitions.

Then call client, or better yet, ask if you can meet in person and see the work, then ask them same.  

At that point, it's worth researching and finding a solution that better meets your needs.
