Given their desire to sell (on MLS for a few months), the amount of equity I think is there and their high profile status, I think a traditional offer (low enough to have instant equity) aimed at reselling would probably be seriously considered.Any suggestions would be appreciated.

That part really rubbed me the wrong way because my instant thought was, "If I don't tell my seller in the beginning, they will still find out in the end when it's time to start signing papers, then they may completely walk away.

I Definitely agree Bryan however the work hard, save, and learn incrementally by waking up early reading, and working from small tiny SFR's up to 400 unit apartment method over a career of 2-5 years in REI would not be as appetizing as the get rich instant gratification culture we have right now haha.
