Common cash flow issues in real estate arise from vacancies, unexpected repairs, or market downturns.Typically, lenders require individual investors to have at least six months of mortgage reserves.

I prefer to hold unless you need the cash.

The client is seeking a minimum of $3,750,000 to pay off the first lien, but would prefer closer to $4,500,000, which would provide a few months of interest carry prior to the potential new tenant taking occupancy.

The downside is that a specific individual might not be there next year and you'll have to build a new relationship with someone that might not be as knowledgeable.Best of luck!

As an investor, I prefer the less cute homes for less.  

Essentially their model is to take a 3/4 bedroom SFH, put flex wall it to 6 tenants and rent out each room individually.

Make sure you clearly identify the common areas (accessible to everyone living in the unit) and the private areas (like individual bedrooms).

There are 2 other individuals living there who have never complained of anything like this.
