I read previously that price to rent ratios above 16% were considered favorable for buy and hold investors, but wanted to get the community's thoughts on how you incorporate these ratios into your analysis on the macro (different markets) and micro (inside a specific market) level.Do you shoot for a specific number when looking at markets from a macro level?

I have a relationship with a scientific engineer that has developed a spray on product that can have aggregate added to it to match any texture, it can be tinted with any color, and it is 100% ceramic so it is fire proof and water resistant.

As far as liability protection, the LLC affords you the same protection as other incorporated entities including asset protection of personal assets and charging orders on the assets of the company.

So, in addition to ancient wiring you're likely to find "non-standard" wiring in more than a few places.So, please just take as a given that the entire house will need to be re-wired from the basement fuse panel through to every wing of the house.I don't know what the roof is made of but if you happen to have a ceramic tile roof don't get rid of it.

- Budget- Permits- Foundation- Demolition- Framing - Windows and Doors- Roofing- Exterior Siding- HVAC Rough-In- Plumbing Rough-In- Electrical Rough-In- Structured Wiring Rough-In (Internet, Ethernet, Coax, Speakers, etc)- Insulation Batts- Framing Punchout (misc framing needed to account previous trades cutting holes and maybe needing soffits due to hvac or plumbing)- Drywall (Hang, Tape, Skim, and Sand)- Insulation Blow-In (if needed)- Trim (Base, Case, Crown, Kitchen Cabinets, Vanities, Etc)- 1st Paint- Granite Templating- Ceramics / Tile- Vinyl- HVAC Final- Electrical Final- Hardwood Flooring- Plumbing Final- Structured Wiring Final- Install Granite- First Clean (clean up all bathrooms and kitchens)- Drywall Point Up (takes care of all over cuts or mis-cuts from above contractors)- 2nd Paint- Carpet- Drywall Blue Tape- Paint Touch Up- Final Clean (remove hardwood floor coverings and plastic on the carpets)- Punchout (your guy to do the grout caulking, door adjusting, fine tuning)

So, any LLC income will end up on your (and any partner's) personal tax returns, and will impact your personal income.If your business is incorporated as a c-corporation, then you don't necessary have to take the income as salary, but don't get to claim it on your personal return.
