What's the point of taking the time to contact a bunch of people/companies, just to ignore the very requests I sent out. 

Frankly a 30% difference between an appraisal and 3 independent sales seems like the appraiser is ignoring the market.

But to ignore income, the income of the property could be used.

There are loans that will ignore your income but will likely require your assets to be good...and you'll have to prove it with documentation.
