Humanity has never experienced this economic phenomenon in our short history- there is no play book for this.

So, if sellers are human beings with real emotions and real lives, why in the world does every Lead Generation Company, Cold Caller or VA think they can decide if a seller is motivated in a 5 minute or less phone call?

They're humans, some are good at their jobs, some not so much.

So, what we thought would be 7 human beings in a 4 bedroom  (a couple and their 5 children) has now turned into ten human beings stuffed  into a 4 bedroom unit, with seven children in two bedrooms.I can just see this when we get to court - we'll be considered monsters, trying to kick out an old lady with a walker and oxygen. 

@Bill McCaslin I got some bad news for you , every neighborhood can have drug dealers , home invasions , other crime .

If the activities rise to the level of a trade or business and you/the entity are/is a dealer with respect to the mentioned properties, the income would not be capital gains but instead ordinary trade or business income subject to SE taxes.I'd recommend you engage a professional to help make the decision (especially if you expect first year net to be $300k), as there are qualitative and quantitative factors that need to be considered. 

Basically what im asking is will STBH(short term buy and hold) or value add investing be considered a dealer and if so, are there ways I can avoid this?

You make the seller feel you have an agenda.The best way to establish trust and credibility is by treating them like a fellow human being.
