If you have a chunk of money to get going I'd personally buy the biggest thing you can if you don't I think house hacking into a 4 plex is great.

A 5 unit multi family and a duplex plus my dad's house.

I bought my first house when I was 24 and now have 5 relatively small properties in Michigan!

So we have all Bassett and La-Z-Boy furniture in our lake house and it has been great.

The loan is with you, not with your tenant, so none of that means anything to them - in fact because you live in one unit and it's under 4, if you were self-managing you don't even have to abide by fair housing laws (at least on the federal level). 

If the house has all major components in working order a few cosmetic items doesn't make it not livable.

However, even though every house, market, and buyer may be different, these few design elements work literally anywhere.If you have double sinks, use double mirrors and a vanity light above each mirror!

Best thing is to call the housing authority that manages the voucher program in your city/county.

Spend a little more money than you might have been planning to, buy in a better area (i.e. not a “turn key” 100k house off the mls), and self manage.
