Are you going to hire someone to make sure the corporate formalities are upheld?  

are you self managing this property or hiring a PM?

Even if the bk is successful in stopping the sale, the Trustee is going to have to hire an attorney to appear in the bk and then you get into the problem with the reduction in equity described above.I stand by my belief that neither tactic is a useful tool in this situation.

I will do the demo of current finishes myself and likely hire out much of the installation of the new finishes listed above. 

@Nicholas Pisano real estate investing is a long-term game, not overnight.Have seen many newbies jump in a buy several properties, then when things don't go according to their unrealistic plans, freak out and sell at a loss.A past client is doing that right now - they bought 5 properties from a high-pressure agent, hired us, micro-managed us to try to meet their unrealistic expectations, terminated us and hire another PMC to "save" their portfolio and went that didn't work out, are now selling 3 at a loss.
