An inspector will probably spend 3-4 hours there testing every outlet, window, burner, etc.

I have been researching as much as possible about running electrical wire and adding lights and outlets.

It is highly time and energy intensive process to find leads and work those leads into deals... because you have to start from scratch sending out let's say 2000 letters, receiving 20 calls, then negotiating those to get 2 deals. 

The majority of the projects I managed were cosmetic and/or rehab jobs at big retail outlets (Home Depot, Ace Hardware, Best Buy, etc).

Offer her lots of money, trips, and flowers :)for your non-owner occupied properties the 1031 exchange is available to sell and buy more investment real estate as long as it has been your intent to hold for productive use.  

(hint: it didn't even require a tool) There are times though when it makes a lot of sense to let the professionals do their thing - I will install fans , electrical outlets , toilets, garbage disposals, shower heads and other menial tasks  - but when it comes to outdoor ( high voltage) electricity , large trees, A/C work, and things of that nature  - I let the pros do the work.    

I am handy enough to install light fixtures and outlets, but I have never put anything new in.
