My goal with REI is to gain financial freedom, spend more time with family here and that are out of town (and therefore cost more to go see), and to be able to buy the things I want ( I love cars and live very close to some luxury auto dealers lol)!

If you're not broke as a joke and just want to do it to do it, you shouldn't do it as there's lots of things that can go wrong and lots of reasons why houses never end up closing.

From what I’m seeing, it looks like (and should continue to look like) the clay, Cicero, and Liverpool areas are expected to get some of the higher appreciation in the coming years due to close proximity to Micron (Zip Codes 13039, 13041, 13088, 13090).

Or would it be better to just close in 2025-knowing the bonus will be less?

I was on the fence about whether to rent it out again or put it on the market to sell it. 

It's a great way to give them a better sense of the space, especially if they're on the fence about booking.

I just closed on yesterday that is in Clearwater and closed for $660k with all furnishing and it projected to do over $90.
