The easy button if you were already in talks with a potential guest is to manually enter the reservation.You could also change the minimum but make it clear in the first part of listing description that you only do a minimum of 30 days.Beyond that I would call Airbnb and see if they can fix it or explain the problem.

Regarding being evasive, it seems to me that maybe the firm needed to realize that I had never done a turnkey deal before and maybe they would be wise to take a moment to explain how their investments work.

I will continue to do research and look at the performance of different property categories, in the end I need to trust my own analysis and the data that supports it instead of generalized statements from others, even those from property managers or RE agents, or at least have them explain to me why my analysis is not correct.Thanks again for the insightful comments!
