Mindy and Jim are correct, but there is much more to it.Wholesaling the way the gurus teach it has a lot of ethical and legal issues, but set that aside, you can read the forums.As to steps, it depends on the property, buyer and seller requirements, title examination, lien releases and other conditions as to what must be accomplished after a contract is accepted and to get to settlement.

For example, if I had wholesale 50 properties and 20 buyers said they was flipping it then that means 20 were flips.I'm sorry if the question wasn't very clear, I just want to know the wholesalers stats you could say.

:)If you don't have money you're not a buyer, any idea of what the engineering and inspection reports would cost.......guessing 10 to 20 thousand, title examination and policy aren't chump change, and not being closer on the value means an appraisal, maybe 5,7,10K don't know your area. 

As for properties, I'd use the calculator on BP and try inputting stats for a few properties you may be interested in online.

Depending on who the underwriter is (First American for example) they have additional requirements that the attorney has worked for 5 years under a title examining attorney before they can prepare their own opinion for example. 

However, upon closer examination, it is a 4 unit.

It at least would give her a little breathing room and a chance for her to  examine her situation with out having a gun to her head.
