Hi JulieWe start showing as soon as the tenant gives notice.It has been a challenge sometimes, I remember setting up showings at a house where the tenant was away for the weekend.Just her teenage kids were home.The first showing was embarrassing, but I managed to do a garbage bag / throw stuff in the cupboards (including dirty dishes)The next tenants took the place, but I made a deal with them to have our painter / handyman come in to do a bit of painting, after they moved in.It is not always ideal, some of the hustle between tenants, but I find if you communicate well, set expectations and do what you say you are going to do, you can avoid any loss in revenue.That being said, sometimes you have to shut a unit down between tenants to do a full on scrub down.To clean properly it really takes a lot of time.Mike

At that point what they needed was someone who had cash buyers in their pocket, or the ability to buy it themselves.Sometimes people have legitimate reasons for not wanting to list their property on the MLS (embarrassment, etc.) or need to get out of it quickly for other reasons.

People buy from an agent different than the one that educated them and spent all her time with them for numerous reasons including the following:  their brother in law just got his license and they want to help him out; they’ve taken up so much time with their initial agent that they’re embarrassed to take up anymore time; they saw a listing themselves that’s perfect for them and they think their agent is incompetent for not showing it to them; they’ve changed their minds about what they want for the twentieth time and don’t understand why the agent is still showing them listings from their nineteenth mind change; another realtor offered them a 1% ‘cash back’, they saw a listing off MLS and they want to “save” the commission; after catering to them for five straight weekends the agent is unavailable until Tuesday and they’re miffed; they attended an open house by themselves and they hit it off with the agent on duty; they think they can save money by buying through a dual agency with the listing agent; and about a million more reasons I haven’t listed.

Upon expressing my frustration, the sales guy from Networth Realty apologized and said he was embarrassed by the number of problems but then lied to me about the ARV (gave me a new ARV based on total property size not the building size.
