Generally the T3 is the best indicator of trend and your lender will put most weight on those numbers.

You'll want either Schedule C,E,or F (those are the forms that a business owner could use to report rental income depending on their structure.) to double check the numbers match up.

(e) Electrical lighting, outlets, wiring and electrical equipment which conformed to applicable law when installed and are maintained in good working order.

I place more weight on the desire for cash flow, but as I believe its more of a spectrum than an either/or, I'm trying to identify markets where there is at least a greater likelihood for appreciation as well. 

Verbally and via e-mail would probably hold up if needed.
