I'm new to BP and trying to build a team as I dive into more frequent and long-term profitable REI.I've been doing SFH rentals over the last 15-18 years, but it's all been very traditionally financed (ho hum, 30 yr fixed) and as such has limited my ability to invest more frequently, and grow a portfolio.I'm here to learn how to use more creative financing strategies (private money lending, Sub-to, seller financing) to acquire 2-3 units (duplexes, tri) and 5+ multifamily properties.

I did STR in a duplex starting back in 2017 and managed for others in North Conway, Ive since converted to all long term tenants and happy i did so... unless your property has something unique or a "rare" amenity.... like, sleeps 30, I honestly would not waste any energy on it in the north Conway area. so saturated, and so much big money being invested in the hotels, its tough to match amenities vs cost, and I see travelers trending back towards the hotel style accommodations. granted, for the right price, I'd buy anything and figure out what the best use for it is. use airdna.co for decent data on # of Short term rentals in any particular market. can also identify opportunities. the point of my response.... be careful in STR in any area and always have a plan B. you can change a lot of things about a property, but your cant change your basis!

Hello BP professionals, I sold my condo in December 2023 and have not been able to find a duplex to purchase in my price range to house hack.

I’m about to relocate to Ocean County, NJ, specifically around the Howell/Brick area, due to my fiancé’s one-year medical residency.I’m interested in investing in a single-family home or duplex that I could live in for about one to three years, ideally within a 15-mile radius of Jersey Shore and Newark Beth Israel hospitals.

I have this plan where I first start out with a duplex , Rent 1 live in one for a year move back in with my parents and then leverage off that duplex to get another property right away.

I own a condo in BC but live in the US.

Purchase price: $167,000 Cash invested: $8,000 My wife and I bought a duplex in 2019 -- we got an FHA loan and negotiated the seller to pay $8k towards our closing costs.

We're finalizing the acquisition of our first duplex and just had our inspection.
