I know vacancy is a function of hundreds of factors, but in general, a property in close proximity to Ohio Stadium, downtown, the Convention Center, etc, - what is a conservative overall vacancy estimate for the year when used as an Air BnB type rental?

If it a 19 century Victorian in down town or real old building in Columbus with deferred maintenance I start looking at newer units.

Even in this third the schools are very low quality, but the crime is pretty low compared to the downtown area. 

Areas I personally would avoid (I know everyone is different ) but just north to northwest of downtown Jax for sure is off limits to me.  

Krystal, I recommend you diversify to a different asset class Say, buy in downtown proper c/b class neighborhoods.

Here in San Antonio the downtown area is gentrifying like crazy.

The house is a quadplex (5K per apartment isn’t bad..) and is on a corner lot right by a college, high school, and downtown.

This city outside of the historic/downtown district isn't seeing massive appreciate in housing prices so if you're going to BRRR or flip make sure you understand the ARV well.

Close to Pensacola's core business areas- 3.5 miles from Downtown, 9 miles to Pensacola Naval Air Station.
