I found a great four plex, in a location that is close to schools, colleges, and a hospital ( walking distance) I did the numbers and found it would cash flow, according to the rent that was displayed on the pro-forma..something I would want to insect ( anything specific to look for when inspecting rent rolls?)

You can take down contact information if it's displayed on their vehicle or even stop and chat with them for a few minutes if they're on a break or working outside.  

It displays their name, picture and license plate on your phone, sends it all again in e-mail.

It also allows them to show up on the Google Display Network (many of the ads here on Bigger Pockets are from Adwords).

I've looked at AirDNA but it seems to have a lot of noise on it and doesn't accurately display the cost per rental.
