I've looked all over Southern California and after reading some answers here, I think it's not viable.So I've shifted my searches into the desert (Arizona, Nevada) and found properties closer to the mark.... 

Anyone here still investing in the High Desert? 

Rants and politics aside, I have a friend who is a longtime investor in the Palm Springs and surrounding areas on CA desert communities.He purchased a similar property and had similar challenges.

I'd love to be there but I have an engagement at the Desert.

I would advise to wait.... see what these areas are doing after 1 years of "slow down" all of the desert areas you mentioned boomed the last 2 years and everyone bought there during the COVID frenzy and are very over saturated.

So far El Paso hasn't been able to successfully push its infrastructure further into the desert.

Note that our property selection process, the desert climate and construction materials are the main reasons our maintenance is so low.

Hartford has a decent job base, but is a food desert.

More and more families are forced to move north into the desert which, is why I figured investing up there would be beneficial.
