You can find tools and tutorials about how to do things but then find out it won't work on GoDaddy's hosting.  

Since they are in essence brokering a deal they should have to do all the same crap I do as an actual broker...

I think your plan for financing is okay, BUT it will be very tough to get a bank to finance a flip - cause they usually look like crap.
