I increased the equity by $200K on mine by freshening up the lower unit and fixing some systems in the building. 

@David WillisReviewing the ChatGPT response above - if you go with a bridge lender they would probably want to refinance out your other portfolio to be in first position on those assets - I don’t know of any bridge lender that would go into 2nd on all of them unless it was more of a mezzanine lender against the company but if it went bad they step in and would take everything (literally) as mezzanine debt takes ownership and control of the company.

He shouldn't care if you are getting bank financing or paying in full with cash.It's normal to do a final inspection the day of closing to be sure all work orders have been completed and nothing has changed unexpectedly.The seller does not control the buyer's agent commission unless the seller is going to pay that commission.The emd should be held by an escrow company or attorney, not by some "company". 

To add insult to injury, I was charged an additional $1,000 for Flip System providing me this problematic deal.My disappointment continued with the lack of educational value provided by Flip System.
