I know some MH communities have very different feels.I concur with everything @Dan Heuschele said - one other thing to watch for is a good community operator will also be trying to place new homes on the lots, so they are a potential competitor when you go to sell.

Unlike competitors, they don't release their track record to the general public, but the anecdotal information from investors seems to show that it is many times higher than best-of-breed competitors.

I know for a fact after working with 50+  insurance agencies in different locations across the US is that even though I have a good working system it's not always going to work 100% of the time for each location I start an AdWords account - many factors come into play - maybe competitors in an area is super aggressive, maybe there's just a lack of interest or search volume in an area will determine how effective an AdWords ppc campaign can be.I have several competitors in my field and they do 1 year contracts with their clients and end up just spending their money with no regards to results, not only their clients lose money they hike the cost per click of an area making other pay per click adwords users unprofitable.Anyways, the point is if you can find someone that is aligned to your goals through how you/they structure the agreement you can find good success with AdWords A couple things you can consider:1) if you want someone with a good track record you have to pay higher.2) if you want cheap providers you got to have a setup where you can cancel immediately.3) if you want cheap providers you can find newbies, start small and scale up slowly.Let me know if you have questions on how to vet out AdWords agencies.Good luck.
