Just call a local title company, find one with good reviews, and ask them to give you an idea of the fees. 

I also do consulting from time to time to share how leverage and build a profitable holding company or fix/flip entity.

I do my own transactions, not that hard anymore with a good escrow company and all the docusign stuff..... 

If you have deferred maintenance this will be future headache and a phone call from a PM company.
