We requested a payoff statement today and should be receiving it in the mail within the next week (just to understand the details). 

For the most part the feedback I've received so far on BP is get a good paying job so that I'm able to work with lenders.

When providing a lease renewal we provide 4 options - sign a 1 year lease for a lower increase, sign a month to month at a higher increase, submit a move out notice if you wish not to renew, or choose to do nothing and receive the highest rent increase (with a clause that once they select from the other 3 options the rent amount will be adjusted accordingly not not made retroactive)

In the body of the ad I give the link to my property management software where they can apply.  

The path to wealth is a road through a grave-yard littered with bodies all saying "it was so good, until....". 

This is a great idea to help mitigate risk, but you probably won't receive tax benefits over your current strategy.

It cost me about $15,000 in legal fees but I got off the deed and received some cash from the sale.
