With interest rates and prices skyrocketing, I believe this strategy has the potential to become a hot trend in our area.My plan is to acquire properties via seller finance or subject to, optimize it for this strategy and then repeat the process to multiply and increase income sources.

Along my journey to understand how to acquire my first property, I have encountered people that swear it’s possible to use other people’s money (for down payment, closing cost, rehabs etc) but on the other hand I have investors of 20,30,40+ years who think I am absolutely nuts for even thinking it’s real & make it very clear that I am an idiot for ever believing such a thing and will 100% need to come up with my own funds.

Won't apply for everyone, but for those that are military and looking to turn your primary residence into a rental when you leave, you can keep the 4% assessment under certain conditions (remain on active duty and I believe it's limited to 1 property unless you advertise it for sale within 30 days of a purchase of a new house).  

I have been invested in oil and gas mineral rights making double digit returns hassle free.

I don't build new homes with builders, but I believe construction costs are high and time frames long based on my remodel experience.

Thank you to all for taking the time.It's not luxury by any means, but for the properties I have seen in the neighborhood, I truly do believe it is in better shape than 90% in the specific neighborhood at least - 1960s neighborhood, covers whole sq mile. 3b1b 850sqft, "normal sized front yard" (for the area) 1,000sqft front yard and largest backyard in the neighborhood at 5000sqft. 

Addressing the issue on both ends is key and I believe this bill does that.
