Interest rates are 6.5% for her and 6.8% for me.While we do have a wedding coming up with some more expenses on that front, if you set that aside, we have the ability together to save probably 2k total on top of minimum payments of $800 minimum payments a month on the student loans, which means we can put approx 2800 towards student loans a month.I feel pretty sure that using an FHA loan to buy a multifamily unit (most likely a duplex given what is around us) is a smart play.

I had 3 TEAMS  male female.. and we only door knocked the week of the sale. and you probably know most of WA sales are on Friday so we door knocked mon Tuesday wed .. that's when you got real motivation up until then pre foreclosures are just like throwing darts.. but when reality hits motivation goes way up. and all those that sent direct mail we just would read them laugh and throw them in the garbage as we were cleaning out our latest buy..

I have a tax sale prop in Charleston SC I  have been 3 years trying to get title clean.. we will build a 500 k plus new build so we need rock solid title insurance I was there on Wed this week and someone else mentioned this company .. going to check them out.To be fair my Dad and subsequently myself we really only bought land.. as there was little to no improved props that ever went to sale the northern CA counties we worked.. the only one that got over turned in all those years was a case were the tax collector missed the public notice time lines.. instead of 21 days she only did 20.. but it was a full blown court case so every single property that year could have been overturned.. but it would have taken a court case for each one.. once a year is up.. title is done.. but it could be bad title .. but really never had that happen to us.. as we were as stated just buying lots and acreages.

Regarding our basement project, we're not wedded to the idea of beginning construction this summer so we're not in a rush.
