The rest are either flaky, unrealistic, trying to do a deal larger than their capability,etc.I make more in commission than standard rates typically because I dig for off market properties and get a larger fee.If you believe you are in an ultra hot market then just market yourself and get an attorney to help you out.

Typically I see the younger investors work ultra hard to create the income stream.The older investors tend to take things slower and still do deals but not at a hectic pace.Same thing with broker and agents.

If you are going to buy a piece of land you need to make it contingent on getting zoning and your site plans approved etc, for density before closing on it.If the seller wants you to buy without all of those restrictions then the price has to be ultra low.
