A new application fee and background check would be overkill of course, but they should be collecting a brand new deposit and treating the old deposit as a completely separate issue.

Taking on the cost of cameras or an eviction or even just a turnover (especially because it’s hard to find a good tenant this time of year) would be extreme overkill for something you’re likely to encounter a lot when owning multifamily buildings in a state where weed is decriminalized and used by many.
