Hi Shrijan,Welcome to the forum.Personally, I'm not a fan of out of state BRRRR.On paper it all sounds good and great but I've been in the game long enough to have witnessed otherwise.I would always advise doing BRRRR in your own market if possible.There are too many links to a chain with this approach and if one link is faulty, you chain becomes useless.Otherwise, (Yes, I'm bias lol) an alternate solution is buying turnkey.Wishing you much success

First off, you can provide all the links you want about $1266 being the maximum including utilities that section 8 offered in 2021 or even 2020 for that matter but the LARGEST section 8 agency in Detroit (with perhaps the exception of Detroit Housing Commission, aka DHC.) and Michigan which is Michigan State Housing Development Authority, commonly known as MSHDA approves up to $1478 including utilities.

I don’t know if it is just me, but I have not heard a lot of encouragement these days about going to local meetups while listening to the podcasts.On previous versions of the BiggerPockets website, it was a lot easier to find out where local meetups were being hosted because there was a link on the front page that read “meetups” and it would take you right to the meetup page where you could see a map where people were having meetups in your area or in other areas across the country.
