I am not a CPA and I may be wrong but...if you write the boiler off as an expense you will effectively reduce your NOI and the value of your enterprise will drop proportionally.

When you run a credit check on an applicant and deny them, you just tell them the name of the credit bureau you went through and they will be able to get a copy of their credit report free which will show them why they were denied.

What I'm implying is that the owner may have other people trying to put liens on his property that don't reflect in county records for whatever reason but may be shown by other contracts or credit bureau.
