I went to school in Cincinnati so generally aware of the area, but look forward to getting more perspective on market condition, growth potential, economics, rental demand etc. 

Any leads regarding economical structural engineer, soil testing  and foundation work would be much appreciated. 

There are several good ones but Indy and KC has the best combination of good economic/demographics and cash flow in my opinion.

I think the smallest bedroom is about 75-80 sq ft. as I have been saying there is economically obsolete  ( many of these older homes that need more work than what they are worth on a resale basis) and functionally ( it appears building the cheapest home to the very minimum UBC code is a prime example.I had a rental up in Kokomo I dealt with that heat was too much in the winter and the tenant said either lower or NO rent or I have to move .

Well turns out, the city is now rezoning multifamily zones--despite moving closer and closer to rent control because we're in a "housing crisis"--to cut the allowable square footage IN HALF from what we can build today.  

During the last crisis Phoenix was hit very hard, especially condos I believe.Any reason it can’t be a single family home?
