The difference being the deficiencies pointed out in one property or asset class type is acceptable to one investor and not the other.I do commercial real estate.

Springer said that if there were a sale for a profit within the redemption time period, and the borrower owed a deficiency balance after the auction, then the profit had to be applied to the deficiency.

@Yoni Rozenstein I use a property management company here in Charlottesville, VA that requires the parents to co-sign for the rental so any monetary deficiency comes back on the parents.

With a cash deal - you can close in NJ with a temporary CO (that lists all the deficiencies that will need to be remedied within a specific amount of time)  Best thing to do is talk to the town about their process.
