So they want them to file an action first to know that they are serious and a person with rights to the property prior to even opening a claim.Please let us know what title company it was, so we can stay away they diffenlty dropped the ball in this situation.

It's rented, but it's in a neighborhood with no off street parking surrounded by homes that are all the same, postage stamp lots so small a kid can't throw a ball and houses so close and tall the sun doesn't reach the ground.
