In fact none of us have control over whom are neighbors are, good or bad.Lastly,  I personally would like an automated gate installed at the entrance of our road, thereby making the 3 of us a 'gated' community.Keep the posts coming.  

Also, another step would be if I could figure out how to automate the data pulls from all the various sources like from the Bureau of Economic Analysis, etc.

It's a road to nowhere.I've been working with VAs for 6 years and helped a few people to automate their business using outsourcing.

I'm a full-time Automation Engineer and Buy & Hold investing is (one of) my wife and I's side businesses. 

Does anyone know of any good automated systems to use to find properties, analyze deals, negotiate deals, and follow-up with motivated sellers?

I'm wary of full service automation.

You could also hire someone to work on it for what you need it to do.I've come to realize it can automate just about any part of my business.

I definitely recommend online rent collection: Not my preferred methods: Cash prone to theft difficult to track Personal checks can bounce must manually track Direct deposit you have to give your account & routing # to tenants tenants choose how much and when to pay (difficult when late fees & evictions are involved) Paypal difficult to automate monthly clawback (Paypal takes tenants' side) irregular fees if tenant selects wrong option (pay via credit, not friends and family, etc.)

Not only to construct it but to handle the data processing steps in an automated fashion.  

It's gotten worse due to automate resume scanning for keywords on the Internet.IT IS NOT YOUR FAULT!!
