I understand if I had 20 deals going like in the past but these days I cannot find enough deals (even when I offered the re-list and full commission) so having the time to deal with the buyer direct is not much of an issue.Any thoughts - because I cannot figure out why CAR is not yelling and screaming about HVCC given that it reduces the number of listings?

I don't consider a 30% price reduction to be much of a screaming deal, so I'd have to really like the property.Unless prices are quite high, 30% of the house value would be awfully easy to burn up getting the place into marketable condition.So.... yes you can sell places with a 30% reduction in price, but you'd better be darn certain about real market value and the cost of repairs, or you might get stuck with properties you can't unload.

So, in your scenario, it's great if the ordinary person got out with a 20-30% return, but it sucks for that person if the bubble collapses before they get out...Mmmm...perhaps, but if someone is going to wait until Dave Ramsey or Jim Cramer are finally screaming at them to buy gold (or any investment) as their cue to buy, they probably shouldn't be buying it in the first place.

Otherwise the dirty family could scream discrimination even though you know it's not.I've found that it's much better practice to treat everybody the same.
