This post has been bugging me because out of all the resources I have been devouring for the last three months this is the first THING I’ve touched that mentioned failure.

If I don't get anywhere with the tax collector I am going to just continue to mail the property and hopefully get in touch with the person picking up the mail and paying the taxes.

Power wash it then decide if it's sound enough to just spray with a good coat of exterior paint, easy spray paint job top to bottom inside & out. .. touch up trim with a accent different color.. it's cute. 

Reach out to each tenant and say that you wanted to touch base as you noticed they were late on their rent this past month.  

I have reached out to life insurance companies but they do not touch deals this small (at least the ones I spoke with do not) they like to be at $5-10,000,000 minimum.

Was hoping to get in touch with investors in the area to recommend contractors they have used in the past... or general advice.

Not to downplay a realtor, but in this transaction I would be getting in touch with a good real estate attorney, who has good and trustworthy title companies and keep the realtor out of it.
