My background in real estate/rehabs has been full gut job remodeling houses that my parents have lived in as well as remodeling my current home, at one point I was a mortgage loan originator (helps knowing how mortgages/financing works), and I'm currently in the process of getting my home inspection certification to help identify issues for my own benefit was well as generate additional income.

Not being smart enough to realize there's toilet paper at every gas station not to mention the 24 hour Walmart and the 5 grocery stores right down the street.

Check and proactively replace all of the toilet flappers and check flushing mechanism to make sure its flushing efficiently. the flapper(s) could have likely degraded and the bad seal might slowly leak into the bowl and cause a frequent refill of the tank. flappers usually need to be replaced every 5 years anyway since they degrade. toilets have always been a cause for high water usage in one of my condo buildings.

I have done many remodeling or flips adding great value to properties but the profit has been always for my clients.I finally decided to start doing the same thing I have always done, but as a real-state investor this time where there are some new variables to learn.to start I want to do some flips and I'm trying to define where.Because I live and work in NYC, where is almost impossible to start investing, I was thinking according to what I read and research; Newark, Jersey city, or even upstate NY where I spend some time could be some of the options.I'm looking for wholesalers or investor friendly real-state people to help me find my first deal.please don't hesitate to contact me with deals of for anything you need.Carlos

The property is in a distressed situation and would definitely need a remodel to sell for retail value (we might have to move some walls around to make the property more desirable). the property is around 60 years old with 995 sq. and around 400 sq unpermited on top of that and there is a mortgage of around 255k on it.
