Find any reason to turn away a music or theater major - drama!  

Find a new bank, most large branches will have a coin counting machine in the lobby somewhere.

Just provide them a quiet, safe place within - preferably - walking distance of their law school/law library.Engineering students were great, but don't stay as long, but not problematic.Forget art majors, theater majors, and believe it or not, I found MBA students to only rent short-term.The key is to be able to advertise somewhere where only the grad students you want will see your ad, and offer your law student, etc., tenants a referral fee for referring someone to you if you end up renting to that person.  

Art/Theater/Drama - run the other way LOL.I've heard that med students are also great.  

The hotel industry is actively lobbying and contributing to local government campaigns to make this an issue.  

It's when you have a tenant complaint, a fire, or code violation and your inspections are not up to date, then it comes out that you're not in compliance and they hit you with a bigger bat.They may tweak the inspector requirement to a licensed inspector, you can look for that lobby to bounce in.

Well worth the $50-100 for the membership.UAA is also a lobbying group that helps write landlord tenant laws.  

Run away from theater or art majors.  

We lobby constantly to close the loopholes to at least make the law fair.When I got my real estate license and took the refresher class to keep the license (by an attorney no less teaching) it was stated that it was legal to discriminate against law students and lawyers.
