I see so-called "works in all 50 states" forms and they are almost universally terrible.

Shouldn't be terribly expensive and once you've learned, you can move forward on your own. 

One can only hope.My wife works in the health care industry and the insurance is terrible.

Preferred was terrible in my opinion.

  $200K in equity is a ton on a rent property and your return on equity is terrible in either scenario.If you have $200K of equity but aren't cashflowing, you must own a house in a very high priced market. 

Not sure if that's normal and the numbers didn't seem terrible with what I landed.
