If you call zoning twice, you’ll get two different answers.I’ve been telling my folks the safest thing to do is to buy multifamilies that have three beds or less in each unit.

If I can get 2 different renters in before Jan 1 2025-is still possible by obviously getting a cost seg.Also, would all of the house hunting, going out to see properties, research (calling city for license/map searching) and buying the furnishings count toward the 1 of 7 qualifications IRS demands in addition to the 2 Airbnb bookings-preparing home, cleaning, set up etc?

It's always a tough call on whether to just do a day trip or pay for a rental as the costs of a nice rental can add up quickly.The TL/DR (which I'll expand on) is that we ended up changing to a strategy of letting others help pay for a cabin that we know we'll love.

So I’d call it a wash.That puts the cap rate in the 9 range.  

To answer your exact question, the only way that I know of to become an agent (not a Realtor, because you have to be a member of the board to call yourself a Realtor), would be to become a broker yourself. 

And it can be done there locally.When I was active in Jackson there was my company and another called SIF one of the owners was married to a local doctor if I recall.
