The issue is, technically when you transfer the property to LLC it can trigger the DOS clause and the lender could call the mortgage due.

While this isn't technically your issue (the seller pays the commission), if it's an owner finance deal, the agent may be concerned that there won't be enough cash available to get paid, and that could be hindering his/her earnest attempt to get your offer accepted.Btw, if the listing agent refuses show you the property, get your own buyer's agent.

Perhaps the terms of a divorce decree signed by a judge would force a creditor to remove you from the account.FHA technically permits loans to borrowers with FICOs as low as 580, per their guidelines, though most banks apply their own higher minimum, often 620.

Marie - The Deed is filed "technically" when it is "STAMPED" by the Recorder of Deeds.
