I have been listening to the Bigger Pockets podcasts ad nauseum for several months now while I work for my father (when I'm not working with clients I keep the money flowing by doing so) and one of the main things that I have taken away from all of the guests is the majorities' response to the question of "what do you think separates successful investors from those who give up, fail, or never get started with investing?"

What they failed to tell me was that in NJ, they DID require an LLC to lend me money, so that was a curve ball I was not expecting.

I'd ask for more money at closing from seller to cover 2 to 3 months rent and court fees for eviction action.If not that's what your looking at.. if they don't pay, it will take you proper notice prior to the first of the month to let them know your not renewing.. their lease and only after that if they fail to move then you have to file eviction action.. which will be court fees and again minimum of 3 weeks before court hearing.. and if they get an extension or ??

I have been footing the bills up there a lot and the other siblings are only interested in what is good for them and their bank accounts. keep wanting to put her in a old folks home,but she is not at that stage yet.physically sound ,just the mental part that has failed ,and they want to move her hours away and take over her finances.
