I have not asked for compensation, I have boiled water for dishes and baths Between repairs, paid rent on time this month,  only one day “late” last month (on the second /tech late is the 5th) we’ve always had a good relationship but the first time I said no not today tomorrow is better it started to shift. 

He went on to explain that all the remediation company will do is wipe it down with Dawn dish detergent and repaint the surface.I would love to save on the rehab costs but do not want to set myself up for issues down the road.

Don't mind @Lucas Carl, he just wants me doing the work for him ;) I do have another thought re: the kitchen, though - consider glass-front cabinets or open shelves, so guests can easily spot the location of dishes, glassware, etc.

@Geoffrey Tanudjaja People that rent bedrooms in a shared house aren't going to have their own furniture 99% of the time, so that means you have three beds, dressers, etc plus enough living room furniture for three individuals to comfortably occupy one space, plus kitchen utensils, dishes, etc.

I washed dishes each evening and it was easier than I thought to get by without it.  

For repairs, he complains about the dish washer not working correctly and leaking from time to time.

I've learned a ton from people like you who unselfishly dish out their best content and help make BP such a great place to learn.

The 2 best improvements we made were flipping a coat closet originally facing the living room 180 degrees to face the kitchen to be used as a pantry, and the installation of a center island and range which allowed us to add a dish washer that previously did not exist in the kitchen.
