There is a bed set up, the children are playing on the floor and the mother is decorating the walls with large colorful "ABC" stickers.

You can buy unfinished cabinets and paint them whatever color you want.  

Hey Stuart,I definitely agree with @Ben Rhodin above, and wanted to add a little color to it with a home I recently analyzed.I think that one of the main draws of house hacking (other than having low/no housing expenses) is the flexibility it allows the owner.

I know this is a vague question, so here are some specific examples:(1) After washing clothes, tenant hangs clothes out to dry, so you have towels, panties, colored bras flapping in the wind. 

@Cornelius Charles Since having leads available is critical to call capture and conversion, I suggest you buy a few cheap, brightly colored clipboards and leave them loaded with lead sheets (and a pen; maybe a calculator, too). 

The walls had turned a dark color from all the roaches and I didn't know it at the time but all the black specs on walls was roach feces.

If your ski mountain is in Connecticut, you might try to get couples for a romantic stay for the Autumn colors.  

We went with a neutral beige color to appeal to a majority of prospective howeowners.We are anticipating siding and all of the demo to be complete by Wednesday of next week.

Another classic.....I still cant believe some of the colors people paint thier freakin' rooms.....lolol

If tenants aren't going to care about the wall color, it may be worth it for me to defer this cost.
